Stopping the Cracking Corner in Wallace, MI
Challenge
At the corner of Mrs. H’s garage, years of roof water draining thousands of gallons of water out of a short downspout had caused a serious problem. This constant flow of water, seeping between joints and cracks in the sidewalk had softened the soil under the corner of the foundation. All this excessive moisture had weakened the soil’s ability to support the 8”x16” concrete footing that the bi-level home was resting on causing it to break in two places.
The evidence of this was V-shaped cracks in the poured foundation that ran from ceiling to floor in the corner of the garage. I was able to set up my laser level and confirm the points of settlement.
Solution
Our crew excavated to the bottom of the front wall and drove four SupportWorks 288 Residential Helical Piers down to load bearing strata to permanently stabilize her foundation. They then set up their laser levels and benchmarked the foundation repair. The broken corner now rests securely with a 25-year warranty of no further settlement.
Because Mrs. H didn’t wait for the problem to continue to worsen, the cracking of the drywall upstairs was minimal, avoiding an interior repair bill. Most of all, she now has peace of mind that her foundation is firm again.
