Settling Garage Stabilized and Repaired in Kaukauna, WI

Challenge

The homeowners built their dream home in 1988 and planned to stay as long as possible. However, their garage settled and caused some visual issues. They tried fixing it with insulation and caulking, but it kept worsening. They needed professional help to ensure a permanent fix. The garage had a separation of brick siding and vertical cracks on the foundation wall, which they first noticed 6-8 years ago. The cause could be backfill, proximity to the Fox River, or a steep grade. They tried patching with caulking and expansion foam, but nothing worked.

Solution

Sure-Dry utilized various products throughout the project, including Helical piers, NexusPro Joint Sealant and SilverGlo insulation. Our team worked on the garage's interior and exterior, with the installation of Helical Piers that required an excavator to reach the garage footing.

During the project, the homeowners were presented with two options: lift the garage back up to its maximum practical recovery or stabilize it where it was. After careful consideration, they elected to stabilize the garage. This decision was made considering the potential need to remove the stairs and redo the brick siding on the garage, which would have been required if the garage had been lifted.

Ultimately, the homeowners were satisfied with the decision to stabilize the garage, as it gave them the peace of mind that their garage would be stabilized and would not deteriorate further.
