Wall Stabilization and Water Control in Sheboygan, WI

Challenge

Jon’s been living in this 1950’s home for two years. In that time, he discovered that whenever there was a heavy rain, water would find its way to his basement floor. He also saw crack lines in the mortar joints of his block foundation and was questioning if those walls were structurally sound. At the time, Jon used his basement for laundry and storage, and he didn’t like the idea of his stored items getting soaked or the cleanup that followed. Looking ahead, Jon knew he was likely to sell at some point, and if he didn’t address his foundation and water intrusion problems now, any potential buyer would insist on a huge reduction in the asking price – a reduction that would easily exceed the investment to permanently fix the problems now.

After a detailed inspection in mid-spring, we found that the rainwater and snow melt around the perimeter of his foundation was easily draining down to his home’s footing with no place to go. It was unlikely that exterior drain tile was placed when his home was built in the 50’s, and if there was, it had clogged and failed. As a result, water was building up along his foundation and leading to paint on his interior walls to flake off from the water vapor penetrating through his porous block foundation. As the soil around his foundation became increasingly saturated with water, enough pressure would build up eventually forcing water through the floor wall joint and onto his floor. As the water would increase around the outside of his foundation, the resulting water pressure would also be causing his block walls to crack and begin bowing in. The front wall had already bowed in ¾ of an inch.
