Challenge

The garage was built 35 years ago and has been home to Darlene for 30 years. After 4 years of watching her garage floor grow increasingly large cracks, she contacted Sure-Dry with the hope we could stop the concrete from sinking further on the left side and protect the right side from any settlement and additional cracking. She knew that by repairing the concrete now, she could avoid a much more costly project, that of replacing her garage. Furthermore, Darlene’s detached garage was built on the low end of a slope. With no footing or frost wall, the 4-inch concrete garage floor rested on just the soil beneath it. As a result, the rainwater and snow melt would flow toward the garage, finding its way under the concrete slab, and slowly eroding the soil beneath it. Over the years, the rainwater and snow melt cycle washed out enough soil that her concrete floor not only cracked but settled an inch and a half on the left side.

Solution

To permanently stabilize the concrete supporting Darlene’s garage, we drilled pea-sized holes in select locations of the concrete. Then we injected our PolyLevel Injection Foam through small holes while it expanded underneath the surface. During the expansion process, the PolyLevel Foam fills any voids below the concrete and then compacts the soil. Once the soil is compacted, it then raises the concrete where it settles. Unlike mud jacking, PolyLevel foam hardens and becomes super strong in just 15 minutes. Water doesn’t affect PolyLevel Foam so it will never break down. We only needed to lift the left side of the garage floor but to prevent settling anywhere else, we used PolyLevel Foam to fill voids under the remaining concrete. Finally, we sealed all the floor cracks with NexusPro Joint Sealant. The only prep work Darlene needed to complete prior to our crew arriving was to clear the garage floor. The homeowner was thrilled that her garage was now level and protected from future damage.
